QUESTIONS PEOPLE ACTUALLY ASK.

What's the minimum I need to invest? +

Realistically, around £40,000 in cash is a sensible starting point. That typically covers the deposit, stamp duty, legal fees, and related costs on an entry-level property when financing with a buy-to-let mortgage.

If you're purchasing outright with cash, the figure is higher. Either way, we'll be honest about whether a particular deal works for your situation, or whether it doesn't.

If there's no buyer fee, how do you make money? +

Our fees are paid by the developers we partner with, never by you. This is a standard industry model called vendor-side introduction.

It's also why we work with a limited number of developments at any one time. We only introduce stock that we'd be happy to buy ourselves, because our reputation depends entirely on the quality of what we place.

How long does the whole process take? +

There are two parts to this. The first is engaging with us through to reserving a property. If you have your strategy clear, your capital ready, and the confidence to move, this can happen in a matter of days. We won't rush and we won't cut corners, but we won't slow things down for you either.

The second part is reservation through to completion. That typically takes around 28 days to exchange, then completion depends on the development: ready-built stock can complete within months, while off-plan investments can take 12 to 36 months.

I'm interested but not ready yet. Is that OK? +

Yes, completely. Property investment requires planning and should take time. We'd much rather you spent six months getting comfortable than rushed into something you weren't ready for.

Is off-plan investing risky? +

Off-plan comes with specific considerations: completion timeframes, long-stop dates, and relying on the developer to deliver as specified. These are real, and we'll walk you through them on every off-plan investment before you commit.

In return, off-plan typically offers better entry pricing and longer pre-completion time for the market to move in your favour. Every deal we place has a recommended solicitor panel who are experienced in this type of transaction.

What actually happens after I fill in the form? +
